As a home inspector, I’ve seen many roofs with various issues that can cause problems if left unaddressed. Some of the most common defects that I’ve come across include:
Leaks – One of the most common issues with roofs is leaks. Leaks can occur for many reasons, such as damaged flashing, missing shingles, or a damaged roof deck. If left unaddressed, leaks can lead to water damage, mold growth, and structural problems.
Cracked, Damaged, or Missing Shingles – Cracked or missing shingles can be a sign of an aging or damaged roof. Shingles can crack due to extreme temperatures, wind damage, or hail. Missing shingles can expose the roof deck to moisture and UV rays, which can lead to further damage.
Damaged Flashing – Flashing is a thin piece of metal that is installed around chimneys, vents, and other roof penetrations to prevent water from seeping through. Damaged flashing can allow water to penetrate the roof and cause leaks.
Poor Ventilation – Proper ventilation is crucial for maintaining the health of a roof. Without adequate ventilation, moisture can accumulate in the attic, leading to mold growth, roof deck rot, and premature aging of the roof.
Sagging Roof – A sagging roof can be a sign of a serious structural issue. This could be caused by damaged roof joists, a damaged roof deck, or inadequate support in the attic.
Ponding Water – Ponding water is water that accumulates on a roof and doesn’t drain properly. This can occur due to poor roof design, clogged gutters, or a damaged roof deck. Ponding water can lead to leaks, mold growth, and premature aging of the roof.
Clogged Gutters – Clogged gutters can cause water to overflow and damage the roof and the home’s foundation. Water can also freeze in clogged gutters, leading to ice dams that can damage the roof.
As a homeowner, it’s important to address these issues as soon as possible to prevent further damage and costly repairs. If you suspect your roof has any of these defects, it’s best to hire a professional roofing contractor or home inspector to assess the problem and recommend the best course of action.
